Faced with a dwindling local congregation and commensurate revenue decreases, the Disciples of Christ enlisted the services of the Church Realty Solutions team to value and sell its iconic (historically registered) church in Los Angeles, California. Through a series of creative marketing tactics the CRS team found a buyer who ultimately purchased this church property for $9,000,000.


Due to a long term relationship with the senior pastor the CRS team maintained regular communications over a period of years monitoring the real estate requirements of the Word of Life Worship Center, and its desire to acquire this 31,000 SF facility and its 3.43 acres of land for total sale proceeds of $4,765,000. Additionally, the CRS team made the introduction of a well-qualified church lender that provided the necessary debt to accomplish the acquisition.


Needing ancillary income the owners of one of the premier church properties in Southern California, the Torrey Pines Christian Church hired the CRS team to identify and encourage two tenants to occupy portions of their facility that were being under-utilized. The team brought in San Diego Bible Church with whom they had a long standing relationship to occupy the Chapel, and then negotiated a lease with Imagine Kids Planet for an on-site day care center.


As a result of an ongoing relationship with the Senior Pastor of Mesa View Baptist Church the CRS team was aware of their requirement for a permanent facility within a tightly restricted target sub market. The team kept the requirement in mind over a period of five years. After rejecting numerous options, the church seized the opportunity to acquire the Pomerado Road property shortly after it came on the market and after a series of negotiations a price and terms acceptable to both parties was agreed to at a closing price of $2,950,000.


Like many ministries today, Jericho Road Baptist was facing declining revenues against increasing expenses so they turned to the Church Realty Solutions team to strategize tactics that would increase revenues through more effective uses of their facilities. Tom Morgan had maintained a long term relationship with their Pastor and together they brainstormed ways to create new revenue streams which resulted in the identification of a willing and able Christian school tenant to lease the existing school facility. Additionally, a shared lease structure with another Christian church was negotiated to jointly but separately utilize the sanctuary and additional select church facilities resulting in a significant gain in revenues. Ultimately, the CRS Team assisted Jericho Road Baptist in the acquisition of a new church facility in a nearby location and sold their existing facilities to Calvary Chapel of El Cajon resulting in gross transaction volume of $4,455,000 for both church properties, and a positive outcome for all parties.
